Privacy Policy

This policy explains, in plain English, what information Bar Rental Management System ("we", "us") collects, why, and what we do with it. The short version: your records are yours, we store them so the product works, and we never sell your data or show you ads.

What we collect

• Account information — your email address and a password (stored only in encrypted form by our authentication provider; we never see the password itself).
• The records you enter — properties, tenants and their contact details, income and expense entries, notes, notices, inspections, LLC and investor information.
• Files you upload — leases, invoices, receipts and photos, kept in private storage.
• Messages you send us — through the contact or demo forms on our website.

We do not collect advertising identifiers, run tracking pixels, or use analytics cookies. The only cookie-like storage we use keeps you signed in.

Where it lives

Your data is stored with Supabase (database, authentication and file storage) on servers in the United States, protected by row-level security — meaning the database itself enforces that only your login (and any team members you explicitly invite) can read your rows. Our website is served by Netlify, which also receives contact-form submissions. If email notifications are enabled, reminder emails are delivered through Resend. These providers process data on our behalf and under their own security programs; none of them may use your data for their own purposes.

Who can see your data

• You, through your login.
• Team members you invite — with the access level you chose (view-only or manager). You can remove their access at any time in Settings.
• Nobody else. We do not sell, rent, or share your information with advertisers or data brokers. We would disclose data only if legally required to.

A note on tenant information: you, the landlord, are responsible for the tenant details you choose to store. We act as the processor of that information on your behalf.

Trial accounts

Trial accounts begin pre-loaded with fictional sample data and run for 30 days. When a trial ends, the account locks but nothing is deleted — your entries stay saved in case you continue. If you'd like a locked trial fully erased instead, just ask (contact below) and we'll delete the account and all its data.

Your controls

• Export everything — Settings → Download backup gives you a complete copy of your records anytime, and every report exports to Excel.
• Delete your content — you can erase entries, documents and (for trials) the entire sample dataset yourself in the app.
• Delete your account — email us and we'll permanently remove your account, records and files.

Security

All traffic is encrypted in transit (HTTPS). Passwords are hashed by our authentication provider. Documents are held in private storage reachable only through short-lived signed links generated for your session. No system is perfectly secure, but the architecture is designed so that even we cannot casually browse your records.
